FreshRateHub is operated by LMK Media, a California S corporation, at 8815 Crimson Ridge Way, Roseville, CA 95747. FreshRateHub is a brand name, not a separate legal entity. LMK Media holds mortgage license NMLS ID 2868901, verifiable on NMLS Consumer Access. That license is held at the company level and is not exercised through FreshRateHub.

What we are not

We are not a lender, bank, mortgage broker, mortgage lead service, real estate brokerage, appraiser, or financial adviser. We do not originate, offer, arrange, broker, or refer anyone for financing. Nothing here is an offer of credit or an invitation to apply for any financial product. We display no offers, quotes, or advertisements of any kind.

Where the estimates come from

Estimates rely on the FHFA All-Transactions House Price Index for three-digit ZIP codes, published quarterly by the Federal Housing Finance Agency, which is public domain United States government data. We apply the change in that index between your purchase year and the present to the purchase price you entered, then subtract the mortgage balance you entered.

What the estimates are not

An estimate produced here is a calculation, not a valuation. It is not an appraisal, not a broker price opinion, and not a guarantee of what any buyer would pay. The index reflects area trends rather than the characteristics of an individual property, and its accuracy depends entirely on the accuracy of what you entered. The FHFA describes the three-digit ZIP series as developmental; where sample sizes are small, the figures may reflect broader metropolitan or state-level data instead. Do not rely on anything here for a financial decision.

How FreshRateHub is paid for

FreshRateHub is funded by LMK Media as a standalone product. It is not supported by advertising, referral fees, lead sales, or compensation of any kind from lenders, banks, brokers, agents, or any third party.

No company pays us to appear here, and no company pays us for access to the people who use this tool. We do not have a partner network, a lender panel, or a referral arrangement, because the product does not require one.
