What FreshRateHub is

FreshRateHub is a free informational tool that estimates home values and owner equity by applying a published house price index to property details you provide. It is operated by LMK Media.

What FreshRateHub is not

FreshRateHub is not a lender, a bank, a mortgage broker, a real estate brokerage, an appraiser, or a financial adviser. We do not offer, arrange, broker, or refer anyone for financing of any kind. We do not provide financial, legal, or tax advice. We display no offers, quotes, or advertisements.

About the estimates

Estimates are calculations, not valuations. They are produced by applying the change in the FHFA House Price Index to the purchase price you entered. The index reflects area trends rather than the characteristics of your particular property, and accuracy depends entirely on the quality of what you enter. Nothing here is an appraisal and nothing here should be relied on for a financial decision.

Your responsibilities

You agree to provide accurate information about a property you own or are considering, not to scrape or harvest the Site commercially, not to disrupt or attempt to disrupt its operation, and to be at least 18 years old. The Site is intended for United States residents.

Your report link

Each report has a unique, unguessable link. We deliberately avoid requiring accounts or passwords so that we collect as little personal information as possible. Anyone with your report link can view that report, so treat the link as private.

Text messages

If you opt in to text messages, that program is governed by our SMS Terms, which are incorporated into these Terms. Opting in is never required to use the Site.

Intellectual property

LMK Media owns the design and content of the Site. Your report is yours. The FHFA index data is public domain United States government data.

Disclaimer of warranties

The Site is provided as is, without warranties of any kind, express or implied. We do not warrant that estimates are accurate, that the Site will be uninterrupted, or that it is fit for any particular purpose.

Limitation of liability

To the maximum extent permitted by law, LMK Media's total liability for any claim arising from your use of the Site is limited to one hundred dollars. We are not liable for indirect, incidental, or consequential damages.

Indemnity

You agree to indemnify and hold LMK Media harmless from claims arising out of your misuse of the Site or your violation of these Terms.

Governing law

These Terms are governed by California law. Disputes are resolved in the courts of Placer County, California.

Changes

Updates to these Terms take effect when posted. Continued use of the Site constitutes acceptance.
